Elite Valuers Canberra, directed by Nicolas Leslé (AAPI – Certified Practising Valuer), is a growing and independent valuation firm providing unbiased, professional and reliable assessments of value for most types of real estate properties.
Currently servicing all parts of ACT as well as surrounding regional NSW, we are dedicated to providing our clients with the best possible service at a competitive price. Meet Nicolas Leslé
Director of Elite Valuers Canberra, Nicolas has a long-standing history of providing quality service, and strives to exceed your expectations every step of the way.
Nicolas is a fully qualified property valuer and member of the Australian Property Institute (formerly Australian Institute of Valuers and Land Economists). He has more than 15 years of experience in Canberra and surrounding regional NSW (Goulburn, Braidwood, Yass and Cooma).
After working for a local, reputable valuation firm, Egan National Valuers ACT, first as a graduate valuer and then as a senior valuer, Nicolas now manages Elite Valuers Canberra and brings his strong expertise in residential, commercial and rural valuation.
Nicolas’ traditional clients include private individuals, solicitors, companies/trusts, builders, banks and other financial institutions, body corporate/owners corporations, strata management companies and many ACT, NSW and Federal agencies. Nicolas also participated in the ACT ‘Mr Fluffy buyback scheme’ between 2017 and 2020, both on behalf of the ACT Government and on behalf of private home owners.

Market Value
This type of assessment is the most common in property valuation. It can be used for a wide range of different purposes, including family law, mediation, settlement, estate, tax (stamp duty, capital gains, superannuation and more) or advice (pre-purchase / pre-sale). A 24-hour turn-around is sometimes possible for an additional fee.
Insurance
This report, also known as replacement cost assessment, can be done for standard houses, residential units, commercial units, or complexes of various sizes and ages. It gives property owners, strata managers or other clients the confidence to have the right amount of insurance cover for the subject property.
Schedule of Unit Entitlements (SUE)
We can determine the unit entitlements for the registration of all types of new or existing developments, whether residential or commercial/industrial, for Units Plans (ACT) or Strata Plans (NSW). We are happy to liaise with your appointed surveyor to ensure a smooth process.
The Valuation Process

Instructions
All information required for the formal instructions is collected and reviewed. This includes, but is not limited to, client details, address of the premises, purpose of the valuation, contact for access, negotiated fee, and requested turn-around time. A mutually suitable inspection time is set and, if the property is tenanted, we are happy to liaise with a property manager or third party for access. Please note that we can service most types of properties including vacant lands, houses, apartments, townhouses, farmlets (including curtilage) and commercials. Heritage-listed properties and incomplete buildings are welcome.

Property Inspection
A full site inspection is carried out. All improvements that are part of the property, such as residence (including amenities and all rooms), car accommodation, outdoor areas and general landscaping are checked, making note of any visual signs that could indicate structural or pest-related issues. This is a simple, visual inspection and there is no need to ‘prepare’ the property. All improvements are then measured to determine the floor space sizes. Finally, the neighbourhood and surrounding environment, which can affect the overall value, are reviewed.

Valuation Report
Based on the property inspection and market analysis, a valuation report is prepared. The content of the report depends on the purpose of the valuation and may comprise a legal and physical description of the land and improvements, a market comment, photos, some significant sales, and the assessment. It is also possible to tailor a report for your particular needs, such as historical value (retrospective), value range (extremely useful for negotiation purposes), multiple value (value of the property at different points in time), insurance replacement value (to determine insurance premiums) and more.

Market Analysis
This is a major step in the valuation process, as key factors and market evidence are identified, gathered and used to determine the value of the subject property. This is where local, relevant sales or other real estate market indicators are reviewed, analysed and compared for the assessment. We make sure that all evidence is genuine and suitable for a valuation. For example, we check that all sales considered in the report are arm’s length transactions, done after proper marketing (no private transactions) and parties had each acted knowledgeably, prudently and without compulsion.
